The "Letter of Offer" and Booking Deposit

Once you have found your gem, you sign a "Letter of Offer." This is a one-page document that summarizes the conditions: price, duration, and furniture inventory. At this stage, you pay the Booking Deposit (usually 1 month's rent) to reserve the unit.

Deposit Calculation (Standard Rule)

The standard rule in Malaysia is "2+1+0.5."

  • 2 months' rent: Security Deposit, refunded at the end of the lease.
  • 1 month's rent: The first month's rent (often already paid as the Booking Deposit).
  • 0.5 month's rent: Utility Deposit (water, electricity).

Stamping (Fiscal Stamp)

For the contract to be legally enforceable in court, it must be "stamped" by the Malaysian tax administration (LHDN). Stamping fees are calculated based on the rent and are generally the responsibility of the tenant. Without this stamp, your rights as a tenant are fragile.

Beware of Scams

Be wary of social media ads offering prices 30% below market value. Scammers often use photos of luxury hotels. Always check your real estate agent's license (REN Number) on the LPPEH website.
