The Malaysian market is known for its abundant supply of modern "Condominiums", complete with high-end amenities (swimming pool, gym, 24/7 security). Unlike many Western countries, the rental process is quick, but it does require a good grasp of local customs to avoid administrative headaches.

The Condominium (Condo)

The Tenancy Agreement from A to Z
In Malaysia, the official document is called the Tenancy Agreement. It is a private contract that binds the owner (Landlord) and the tenant (Tenant).

The "Letter of Offer" and the Booking Deposit
Once you have found your dream home, you sign a "Letter of Offer". It is a one-page document that summarises the terms: price, duration, furniture inventory. At this stage, you pay the Booking Deposit (usually one month's rent) to reserve the unit.
Calculating the deposits (Standard Rule)
The standard rule in Malaysia is the "2+1+0.5".
- 2 months' rent: Security Deposit, refunded at the end of the lease.
- 1 month's rent: The first month's rent (often already paid as the Booking Deposit).
- 0.5 month's rent: Deposit for utilities (water, electricity).
Stamping (Stamp duty)
For the contract to be legally enforceable in court, it must be "stamped" by the Malaysian tax authority (LHDN). The stamp duty is calculated pro rata to the rent and is generally paid by the tenant. Without this stamp, your rights as a tenant are weak.
Watch out for scams
Be wary of social media listings advertising prices 30% below market. Scammers often use photos of luxury hotels. Always check your real estate agent's licence (REN Number) on the LPPEH website.
