The 2026 rental market: a complete overview

In 2026, Malaysia stands out as one of the most attractive destinations in Southeast Asia for expats. Whether you are coming to work, for a peaceful retirement or to study, housing is a central question. Renting a furnished apartment offers unmatched flexibility, especially during your first year settling in.

The Malaysian market is known for its abundant supply of modern "Condominiums", complete with high-end amenities (swimming pool, gym, 24/7 security). Unlike many Western countries, the rental process is quick, but it does require a good grasp of local customs to avoid administrative headaches.

The different housing options

Choose the type of property that best fits your lifestyle and your budget.

The Condominium (Condo)

This is the number one choice for expats. These residential complexes offer enhanced security and exceptional shared facilities. You will often find infinity pools, saunas, and sometimes even coworking spaces.

  • Ideal for: Singles, Couples, Urban families
  • Location: Kuala Lumpur, Mont Kiara, Bangsar

Detached House (Landed)

For those looking for space and a private garden. Often located in "Gated Communities" (secured neighbourhoods), they are perfect for families with children.

The Tenancy Agreement from A to Z

In Malaysia, the official document is called the Tenancy Agreement. It is a private contract that binds the owner (Landlord) and the tenant (Tenant).

"Expert tip: Never pay a deposit before you have physically viewed the apartment and verified the landlord's identity."

1

The "Letter of Offer" and the Booking Deposit

Once you have found your dream home, you sign a "Letter of Offer". It is a one-page document that summarises the terms: price, duration, furniture inventory. At this stage, you pay the Booking Deposit (usually one month's rent) to reserve the unit.

2

Calculating the deposits (Standard Rule)

The standard rule in Malaysia is the "2+1+0.5".

  • 2 months' rent: Security Deposit, refunded at the end of the lease.
  • 1 month's rent: The first month's rent (often already paid as the Booking Deposit).
  • 0.5 month's rent: Deposit for utilities (water, electricity).
3

Stamping (Stamp duty)

For the contract to be legally enforceable in court, it must be "stamped" by the Malaysian tax authority (LHDN). The stamp duty is calculated pro rata to the rent and is generally paid by the tenant. Without this stamp, your rights as a tenant are weak.

Watch out for scams

Be wary of social media listings advertising prices 30% below market. Scammers often use photos of luxury hotels. Always check your real estate agent's licence (REN Number) on the LPPEH website.

Frequently Asked Questions

Can I rent for less than a year?
It is difficult for a standard apartment. The norm is 12 or 24 months. For shorter stays, look towards Airbnb Monthly or "Serviced Apartments".
Is internet included in the rent?
No, internet and water/electricity bills are generally paid by the tenant. Check our guide on internet plans to learn about the rates.
What are the best platforms to search on?
The essentials are PropertyGuru, iProperty and SpeedHome. For quality listings, you can check Fazwaz.
Is it possible to negotiate the rent?
Absolutely. In 2026, the market is fairly tenant-friendly. Negotiating 5 to 10% off the listed price is common, especially if you sign for 2 years.
What happens if I leave the country before the lease ends?
This is a critical clause. Ask for a "Diplomatic Clause" to be inserted. It lets you terminate the lease without losing your deposit if your visa is cancelled or if your company transfers you abroad.
Are pets allowed?
Many condominiums ban pets in the common areas. If you are travelling with an animal, mention it from the very start. See our guide living with a pet in Malaysia.
Do I need a work permit to rent?
Not necessarily to sign the contract, but to open electricity accounts (TNB) in your name, a valid visa is often required. Otherwise, the landlord keeps the accounts under their name and bills you back.
Who pays the Maintenance Fees?
As a general rule, the landlord pays the building's management fees and property taxes. You only pay your rent and your private consumption.
